Introduction
This website has been produced to display our proposals for the proposed full planning application for a New Economic Development Area (NEDA) comprising industrial and business development incorporating roads and sewer infrastructure to facilitate same. Proposed outline application for 4 blocks of business incubation units, 8 no. serviced industrial/business sites, 1 no. 8,134sqm Enterprise/Business Innovation Centre and 2 no. restaurants with drive thru takeaways and supporting parking, directly opposite (South West) of Elagh Business Park, Buncrana Road, Derry.
Community Consultation Event
A community ‘drop in’ consultation event for the proposed development is open to all and will take place at:

Date: Monday 16th March 2026
Duration: 3–7pm
The purpose of this consultation is to share our indicative proposals with the community and other interested stakeholders and parties prior to the submission of a full planning application to Derry City and Strabane District Council.
Any feedback provided will be shared with the Project Team and will help to shape the finalised proposals, prior to the submission, of a planning application.
We will also prepare a Pre Application Community Consultation Report (PACC) which will provide a summary of all feedback, our responses to the feedback and how we have integrated any appropriate feedback into the finalised design proposals for the scheme.
This PACC Report will be submitted as part of any planning application to Derry City and Strabane District Council.

Consultation Event
An in-person consultation event will take place on Monday 16th March 2026 from 3–7pm at Templemore Sports Complex, Buncrana Road, Derry.
Information on the proposals will be on display and members of the Project Team will be present to answer any queries & provide further information.
Leaflets
Leaflets will be delivered to all businesses and residential properties within a 250m radius of the site providing information on the scheme, details of the consultation event and details of the dedicated website with the proposed plans of the proposed development.

Benefits of this proposal.
The identified benefits for the proposal are;-
The proposal is located to provide sustainable employment opportunities for the expanding western suburbs of the city, and create cross border opportunities and linkages.
- The proposal is estimated to create 1,116 employment- a significant proportion of the targeted 15,000 new jobs within the region in the next 15 years in the Council’s strategic growth plan.
- It is estimated the proposal will provide the following employment figures;
– Light industrial units- 220 employees
– Enterprise centre- 678 employees
– Drive thru restaurants- 40 employees
– Serviced industrial sites- 178 employees
Total = 1,116 Total Employees - The proposal will take advantage of the proposed upgrade of the A2 Buncrana Road improving connectivity of Derry to Letterkenny and onwards, to the N15 Atlantic Region.
- There is a need to provide a greater range and choice of sites for economic development within the City.
- The unemployment and disadvantages figures in the City and on the Cityside and the Outer North Area , in particular, supports the provision of a range of, and choice of, sites for economic development.
- The existing business estates on the West Bank including Pennyburn, Springtown and Elagh are at full capacity and there is a shortage of land for economic development on this part of the City. While Skeoge has some limited capacity it is restricted to INVEST NI companies.
- The proposal will provide badly needed employment opportunities in a highly accessible location along the Buncrana Road.
- The proposal is ideally suited for major employment, being reasonably flat and level, with significant road frontage onto Buncrana Road and with no known constraints on development.
- The proposal, at 11 hectares is large enough to generate critical mass, in terms of economic investment and employment potential and is located in a highly sustainable location.
